At MOD Associate, we have specific and carefully designed policies regarding EMD (Earnest Money Deposit) funding. While EMD funding can be a useful tool, it is not always the most effective strategy for maximizing returns, as approximately 80% of such deals tend to fall through.
To mitigate risks and streamline the process:
• The EMD must remain soft in escrow.
• If the deal does not close successfully, a 5% non-refundable fee, based on the borrowed amount, will be applied.
• This fee must be wired to escrow before funding the deal.
• We do not charge any underwriting fees.
