Most deals are funded within 48 hours, but we’ve completed funding in as little as 5 minutes.

What are your fees?

- EMD Lending: 40% return.
- Double Closings: 1.5% starting fee.
- Seller Carry-Backs: 2.5% starting fee.

What is the maximum funding amount?

We fund deals up to $10 million.

What happens if my deal doesn’t close?

You won’t owe the 40% fee. The only cost is the $250 upfront underwriting fee.

What is EMD Funding Policy?

At MOD Associate, we have specific and carefully designed policies regarding EMD (Earnest Money Deposit) funding. While EMD funding can be a useful tool, it is not always the most effective strategy for maximizing returns, as approximately 80% of such deals tend to fall through.

To mitigate risks and streamline the process:

• The EMD must remain soft in escrow.

• If the deal does not close successfully, a 5% non-refundable fee, based on the borrowed amount, will be applied.

• This fee must be wired to escrow before funding the deal.

• We do not charge any underwriting fees.

Our goal is to maintain transparency and efficiency, ensuring all parties are clear on terms and expectations.
